Key Responsibilities:
- Provide leadership in motivating the project team and maintain a positive work environment
- Manage the project using established project controls and procedures
- Perform constructability and coordination reviews
- Communicate with owners, architects and subcontractors related to project risk, timetables, costs/budgets, and change management
- Perform pre-construction planning, scheduling and cost control
- Buy-out of project by determining the sub-contracting strategy for the project and preparing front-end documents and bid processes under various project delivery models
- Work with Project Engineer to prepare monthly reports including cost, schedule, safety, cash flow, etc. for internal and/or external use
- Lead all OAC meetings from construction start
- Provide project site leadership in the area of safety and quality
- Prepare contingency plans for potential risks, expanding contractual services and project profit
- Estimate and establish budgets and contract price (GMP, Lump Sum and T&M)
- Negotiate cost-effective subcontract and material purchases
- Set up and implement project procedures and techniques to assure timely buyout, shop drawing approval and material delivery
- Develop and maintain good relationship with Owner, Architect and Subcontractors
- Maintain timely and accurate reporting to management
- Manage, train and supervise project team according to Company policy
- Organize regular meetings for management and subcontractors
- Review contract conditions, ensure compliance with contract terms
- Negotiate, prepare and issue subcontract bid packages
- Assist with business development
- Participate in project interviews
- Avoid or mitigate claims and conflict
- Supervise all project close out procedures
- Supervise project with full or enhanced fee
- Supervise other responsibilities as assigned
- Maintain strong relationships with owners, owners’ representatives, property managers, subcontractors, building engineers, building inspectors, etc. and sensitive topics, and understanding through paraphrasing and use of relevant examples

Required Education, Skills and Experience:
- BS or MS degree in Engineering or Construction Management
- 5-10 years of Project Management experience in local commercial construction
- OR equivalent combination of Education and Experience
- Strong technical and communication skills are critical
- Ability to work in a team environment
- Proficient in Microsoft Office programs
- Familiarity with use of Project Management Software (Foundation)
- Financial Management familiarity
- OSHA 30-Hour Certified
- Understanding of Contract Document & Specifications
- Familiarity with use of Project Management Software (Foundation)
- Proven capability to establish specific measurable, attainable performance goals and hold others accountable for achieving them
- Demonstrates ability to build active team participation, team trust and strengthen positive interactions
- Strong interpersonal skills are required in order to establish and maintain effective relationships with vendors
- Ability to articulate financial knowledge and customer satisfaction awareness of how the company makes a profit
